The tokenization process RAW is designed to be seamless and efficient, allowing users to participate in fractionalized ownership of high-quality properties. In this section, we will outline the steps involved in the tokenization process, from gathering information about the real estate deal to establishing the trust and allocating ownership to the token holders.
1. Due Diligence
The tokenization process begins with an extensive due diligence phase where our team meticulously evaluates each real estate opportunity. This includes property appraisals, zoning checks, environmental assessments, and analysis of the local market conditions. This detailed vetting ensures that only premium assets move forward for tokenization.
2. Listing Publication
After confirming the quality and feasibility of the real estate opportunity, we list it on our platform. Each listing is comprehensive, featuring photographs of the property, detailed descriptions, tenant lease agreements, the terms of investment, and the desired funding objectives. We strive for transparency and precision in our listings to aid potential investors in making well-informed choices.
3. Collection of Investments
Following the listing's publication, we open it for investment as an initial offering. This initial offering remains open for investors to subscribe (similar to an IPO) for a limited time. Once the subscription period is over and the property is fully funded we issue digital tokens backed by the real asset, which we call RAW Shares of the property to the subscribers. This method allows investors to contribute to the funding by buying the RAW Shares. They can easily buy these RAW Shares using the money they add to their RAW Wallet or can directly connect a UPI mandate.
4. Establishment of SPV and Asset Transfer
Upon achieving the funding goal within the designated period, our legal experts establish a special purpose vehicle (SPV) to hold the property title. The SPV acts as the legal holder of the real estate on behalf of all token holders, who are listed as beneficiaries according to their investment shares. This structure ensures that the property is held securely and transparently.
